Hollywood Hill is, in my opinion, the most famous neighborhood in Woodinville. It might actually be more recognized than downtown itself. Before downtown Woodinville built up into the wine-country destination it is today, this hill was already well known on its own.

I'll admit some bias here. The first time I ever visited Woodinville, it was for a wedding at the old Hollywood Schoolhouse. So this neighborhood has a personal place in my Woodinville story before it ever had a professional one. But bias aside, I talk to a lot of people in this business, and plenty of longtime locals grew up attending Hollywood Hill Elementary before Woodinville's later growth brought in more schools and infrastructure across the city.

Hollywood Hill: The Original Woodinville

Homes on Hollywood Hill are still largely older and established, and often renovated rather than rebuilt from scratch. Larger lots and genuine acreage are common up here, which is part of why this pocket has such a distinct, rural-adjacent feel even though you're only a short drive from downtown Bellevue and Redmond's job centers. Equestrian properties, horse stables, and the Tolt Pipeline Trail thread through the area, and it's not unusual to share the trail with a horse and rider on your evening walk.

The red brick Hollywood Schoolhouse, built in 1912 and designated a state historical monument, still stands at the base of the hill and has been remodeled into a part-museum, part-event space. It's the kind of landmark that tells you this neighborhood's identity predates most of what people think of as modern Woodinville.

West Ridge: The New Wave

Compare that with West Ridge, the hill on the opposite side of the city. Here, the developments are large, with many homes built on smaller planned parcels. Townhomes and multifamily housing are common, and you'll find a genuine range of Craftsman-inspired and contemporary architecture across newer planned communities. That said, if you go hunting, select large estates do exist here too, often near the Sammamish River corridor that borders the neighborhood.

West Ridge vs Hollywood Hill tends to draw buyers looking for a more turn-key, newer-construction experience with easier access to retail and to I-405, without giving up proximity to the same wine-country identity that defines the rest of the city.

Which One Fits You

If what draws you to Woodinville is space, privacy, and the feeling of rural land close to a major metro area, Hollywood Hill is built for that. You're trading a lower supply of available homes, and a real premium, for acreage and an established, unmistakably Woodinville character that took a century to build.

If what you actually want is a newer home with modern systems, less deferred maintenance, and more inventory to choose from at a given moment, West Ridge is the more practical path into the same broader Woodinville lifestyle, wineries, trail access, and Northshore boundaries included, at a meaningfully lower entry point.
